With inflation rising worldwide and governments responding to this with a rise in interest rates &#8211; property and property finance have been directly affected. In this blog, we present a brief analysis of the change in property prices in the UK and Internationally during the year 2022.<\/span><\/p>\n<p><!--more--><\/p>\n<p style=\"text-align: center; font-size: 16px;\"><span style=\"color: #134f5c; font-family: Verdana, Geneva, sans-serif;\"><strong>UK Property price statistics 2022<\/strong><\/span><\/p>\n<p style=\"text-align: justify; font-size: 13px;\"><span style=\"font-family: Verdana, Geneva, sans-serif;\"><span style=\"color: #0e101a;\">Since the global financial crisis of 2008, the average property price in the UK has been on an upwards trend. However, in recent months we have seen a slight shift. The latest data from <\/span><span style=\"color: #45818e;\"><a style=\"font-weight: normal; text-decoration: underline; color: #45818e;\" href=\"https:\/\/www.pbctoday.co.uk\/news\/planning-construction-news\/house-price-index-october-2022-from-halifax-shows-drop-house-prices-market-slows\/118199\/\" target=\"_blank\" rel=\"noopener\">Halifax<\/a><\/span><span style=\"color: #0e101a;\"> shows that average house prices decreased in three of the past four months. The latest -0.4% drop is the steepest since February 2021, taking the standard property price to \u00a3292,598. <\/span><\/span><\/p>\n<p style=\"text-align: justify; font-size: 13px;\"><span style=\"color: #0e101a; font-family: Verdana, Geneva, sans-serif;\">Whilst the period of rapid house price inflation seems to have stabilised in recent months, it is important to remember that average property prices have risen by over \u00a322,000 over the last 12 months and nearly \u00a360,000 or +25.7% over the previous three years &#8211; meaning a slight correction was not a surprise. <\/span><\/p>\n<p style=\"text-align: justify; font-size: 13px;\"><span style=\"color: #0e101a; font-family: Verdana, Geneva, sans-serif;\">House prices have risen 6.8% over the previous 12 months. However, given the cost of the capital&#8217;s average property of \u00a3544,113, London still recorded the most considerable cash increase out of any UK region over the past year, making it 73% (\u00a3229,835) higher than England&#8217;s \u00a3314,278 average house price.<\/span><\/p>\n<p style=\"text-align: justify; font-size: 13px;\"><span style=\"color: #0e101a; font-family: Verdana, Geneva, sans-serif;\">The significant rises in the capital were in Brent \u00a330,500 (5.5%), Kensington and Chelsea, up \u00a321,000 (1.5%) and in Haringey, up \u00a318,300 (3.0%). London property continues to be a safe haven for <a href=\"https:\/\/backup.articusfinance.com\/ae\/foreign-national-mortgages\" rel=\"noopener\">foreign investors<\/a> and <a href=\"https:\/\/backup.articusfinance.com\/ae\/expat-mortgages\" rel=\"noopener\">expats<\/a> alike looking for a safe haven. The Bank of England base rate has slowly risen throughout the year to 3.5% (from 0.25% at the start of the year) on the 15th December; the last time rates were this high was in November 2008. However, we must remember that interest rates are rising from a record period of lows \u2013 at no point, pre-2008, have interest rates been lower than 3%.
