From regulatory changes to economic uncertainty, it’s been a tumultuous few years for the UK’s buy to let market. But if you’re considering investing in buy to let property, don’t feel deterred. With demand for rental homes expected to increase in the coming years, the buy to let market can still be a lucrative one – you simply need to stay abreast of changes in the industry.
Tax changes continue to affect landlords
Landlords who own property in their personal name were previously able to offset mortgage interest payments against their rental income when declaring tax liability. This has been slowly phased out over the last few years, and in the 2019-20 tax year, landlords can only claim 25% relief.
In 2020-21, this will reduce to no relief. Instead, the government is offering a 20% tax credit. Unfortunately, this isn’t as beneficial for many Articus Finance clients, most of whom are higher or additional rate tax payers. So if you’re considering buying and financing investment property, make sure you seek careful advice from a tax specialist.
Shifting landlord regulations
Various legislative acts have also impacted the rental market. The ban on tenant fees means landlords and estate agents are no longer able to charge them during the letting process. This will need to be factored in to any financial calculations.
Meanwhile, March 2019 saw a new law come into force: the Homes (Fitness for Habitation) Act. Under this act, landlords of English property must ensure that rental properties are safe, healthy and free from anything that could cause harm to tenants, such as damp, cold, or domestic hygiene issues. Naturally, the vast majority of properties will already meet requirements. But it’s worth ensuring you have budget set aside to deal with any issues, particularly if you’re looking to buy an older property.
