Despite the impending interest rate rise, overseas investors still have a very healthy appetite for UK property assets. At Articus, we are regularly approached by HNW investors looking to expand their UK property portfolios by using debt.
However, portfolio refinances can be very tricky when you are looking to secure one mortgage against a number of properties.
Suppose you’re currently searching for property finance although living overseas. In that case, our page, UK Mortgages For Residents in France, could be a worthwhile read – To find out more about how we do it, explore our Overseas Mortgages page.
Our client
Our clients were an English couple currently residing in France after having previously lived in Dubai. They own a successful construction company in France. They were referred to Articus by their friends who we had recently assisted and were in a similar situation.
The couple has a vast portfolio of 30 high-value properties in London which they had collected over the years. The total value of these properties was £26.5 million. They were looking to refinance their current debt of £10m and release another £8.5m in order to add properties to the portfolio.
Our solution
Upon contacting Articus Finance, our client was reassured that our broker would undertake a full review of their financial situation, income streams and businesses to ensure that our team explore every potential finance avenue available to them.
Due to our market knowledge and network, we approached a UK private bank who we work closely with. They were comfortable with the non-residency and overseas income. Ultimately, we managed to release all the equity they required resulting in a high loan-to-value mortgage.
